Singapore’s first auction of properties forfeited in its S$3 billion money-laundering case ended without a sale on September 17, 2026. Knight Frank withdrew all seven lots: three attracted bids that did not reach the seller’s reserve prices, and four received no bids.

Why did none sell?
The decisive hurdle was the reserve price—the minimum the seller would accept—not the advertised guide price. The reserve prices were not disclosed, and none of the bids reached them. Attendance therefore cannot be taken as evidence that buyers were willing to pay the seller’s required prices.

The available reporting does not substantiate a specific concern raised by a prospective buyer or establish that such a concern caused the failed sales. Nor does it provide a complete, consistently reported bid-by-bid account for every lot.

What happens next?
Private-treaty negotiations were reported after the auction, leaving open the possibility of sales outside the auction room; the withdrawals were not final disposals.
7 This was the first property-auction round in a larger, phased sale. Deloitte said more than 80 forfeited real estate properties would be put up for sale between September 2026 and mid-2027.
